This balcony is on a new property and is still under the builders guarantee, however the builder has gone bust and the owners of this flat have a problem.
The water is leaking through the roof and has damaged the lower ceiling, the customer is trying to claim from the insurance, and in the meantime he is going to get the work completed.
Now the problem is slightly worse than it appears, the water has been penetrating the metal framework and running down to the brick pillars, this water has been freeing in the winter months and has blown the brickwork apart.
Now the bricks are open even more water penetrates and the problem grows quickly.
The insurance company may refuse any claim if the problem is not stopped
